RTF START 2010 PAPER-FREE
Switching to the paper free system was not easy, but a challenge. Its an alternative to maintain the communications available without changing our lifestyle .
The RTF Board of Directors, started the Year 2010 paper-free. Keeping the information that maintains all documentation to Raintree Forest on category files in a timely manner and easy to find.

FINANCIAL REPORT
The information is available upon request to the Homeowner’s.
MAINTENANCE REPORT
The B.B.Q benches have been restored and painted.
The sprinkler system has been maintained.
All the main entrances have been pressure cleaned and painted.
Pressured cleaned the walls on Buildings 1, 2, 3, and 4. (East side walls)
Light fixtures have been repaired as needed.
Neighbors have been contacted to maintain their fence on our property.
Small gutter on building 5, is not working properly and has been removed.
The Committee has been working to provide proposals on: termite treatment for building 1 and 18, Asphalt parking lot project, Pool Fence.
RTF BULK PICK UP
Bulk waste includes but is not limited to appliances, furniture, mattresses, carpets, carpet padding, yard waste and other bulky materials generated from the ordinary housekeeping operation of a residence, items too large to fit into a blue solid waste bag or tote cart.
Bulk waste does not include construction debris or other loose materials.
All items for collection should be placed on the specific dates prior to your pick up date. No electronics will be allowed.
Eligible Items:
Household goods, such as appliances, furniture, mattresses, large toys
Carpeting: flattened and tied with a heavy cord into bundles not to exceed 40 lbs
Tree trimmings: cut into 4 ft lengths and tied into bundles not to exceed 40 lbs
Clear bags of yard debris - shrubs, leaves, grass, weeds, etc.
Water heaters, toilets, vacuum cleaners
Refrigerators (with freon properly removed)

PROJECTS APPROVED
The services of Michael Cohen, CPA, PA for the services reviewing the finance of the Association for the year ended 12/2009.
Replacement of the pool heater.
Proposal to fence around equipment and pool heater accordingly with the pool code.
2010 Property Insurance Policy with American Coastal.
Treatment to building 18 for the drywood termites.

Maintenance Report
Maintenance Annual Report 2009 By RTF Maintenance Committee / Jack Spivack , Edgardo Torres
The structure problems has been finalized on balconies repairs.
A/C pipes have been cleaned up from outside area.
The sprinkler system has been checked.
Minor concrete job has been performed in some areas.
Thermometer for pool system has been installed accordingly with the enforcement requirements and law.
Dryer vent has been cleaned up and job was completed.
Roof maintenance has been performance by Clark Roofing on building 1, 2, 3, 5, 14,15, 17 and 18.
Re-inspection of pool has been performed with satisfactory results.
An agreement was signed with the City of Plantation, Police Dept to enforce trespass and to warn and direct any person or persons to leave Raintree Forest Condominium property. Sign have been posted.
The bee hive has been removed from tree and cable green post by Just Termites.
Dryer Vents pipe has been clean up and two opening has been perform by Dryer Vent Unlimited.
Electric pole collapsed and was installed by maintenance.
Pressure clean have been done in areas required.
Hired a new landscape crew.
Painting main entrance.
Beautify the common areas accordingly.
The 2009 inspections for backflow main valve, fire extinguisher and pool area has been completed with no violations.
All this work has been accomplished by the Homeowners that pay their maintenance on time. To all of you, THANK YOU.

New Projects:
. Maintenance on 6 buildings roofs.
. Install a new brown galvanized 5" Eave Metal replacement on building 1, 17 and 18 to replace exisiting 3" eave metal.
. Install 2 stacks missing on Bldg 15 and 16 by Dryer Vent Unlimited, Inc.

The first meeting of the Finance Committee Workshop is scheduled for June 15, 2009 at 7:00 P.M. in the RTF Clubhouse.

Financial Workshop

Miss Florida 2009
DAVIE, Fla. -- A South Florida woman has won the crown of Miss Florida USA 2009.
Anastagia Pierre, 19, will go on to represent the Sunshine State in the Miss USA national competition in April 2009.
Pierre, of Plantation, in Broward County, beat 48 contestants from across the state during the final Miss Florida USA competition Saturday.
The young women are judged in personality, swimsuit and evening gown categories.
Pierre, a student at Nova Southeastern University in Davie, she plans to become a certified physician assistant.
Congratulations to Anastagia Pierre and our City of Plantation!
Emergency Preparation Plan
Hurricane Season begins June 1 and ends November 30.
The hurricane season started and We should be prepared.
The RTF Board of Directors (BOD) has the responsibility to prepare and inform you in the event of any emergency situations.
The RTF BOD will maintain the RTF Clubhouse at the headquater to inform the Residents.
In the event of Hurricane the pool area will be clean maintaining all chairs, lounges, tables and other material stack close to the RTF Clubhouse.
ALL and ANY material around the buildings will be removed and discharged.
Any debris interrupting the enter or exit of the street will be remove as soon the weather let us.
Residents should be prepared:
Identify the safety room in your home. Generally is a room without windows, such as bathroom or closet.
Make emergency Kit on supplies including food, water, medicines, cloth, etc., for three to five day supply.
Document with visual or written record of your assets for insurance purposes. Also, take pictures of exterior and interior of your home including landscaping or structures that may not be insurable but impact the value of your property.

The Workshop has been created to get all the information from Unit Owners in order to make recommendations to the board regarding the proposed budget 2009.
